Its a minimal investment, in order to get ideas and guidance from a professional, and create a clear action plan for how to bring your ideas to fruition! This time is yours, so don't hesitate to ask questions. This can be a great first step in planning a future project or advising on paint colors for your home.

Multi-Hour Commitment
A multi-hour agreement is ideal for any continued consulting you may need regarding your design project. Shopping trips, minimal CAD designing, multiple room design guidance, honey-do list items. This option is great for clients who already have plans, and just need help selecting materials, or for scopes of work that don't require a significant construction component.
INVESTMENT: Hourly Rate @ 5 hr +/- agreement.

Lighting is a key component to any project, both functionally and aesthetically, and often it's overlooked (pun intended). Let us help you with your electrical and lighting needs. We detail the centerlines , sconce height, switch location and lighting plan, in order to maximize the lighting efficiency of the space. We can also assist in selecting fixtures for the desired spaces.

Full Scale Design - Concept to Completion
I offer an initial complementary meet-and-greet for qualified projects, where we meet at your home to determine the scope of work. This meeting will not include major design ideas or suggestions. After our meeting, I will provide a design proposal based on the scope of work, which will include an estimate of hours for each phase. If we determine we would be a good fit working together, I send the proposal and agreement electronically, with the ability to sign virtually, and require a deposit at contract signing, in order to be added to my design schedule.

Often, we are given blueprints by a client, that were created by a builder or cabinet shop, to use for material selection purposes. But while reviewing said plans, will catch discrepancies, inefficiencies in flow and overall issues with functionality in a space.
As a CMKBD and a Floor Plan certified specialist, I have the ability to read and review plans with a critical eye for function. After a thorough review, we will articulate any issues that would impact flow, function and overall use of the space. You will receive a line item plan review report with the noted issues or questions. You will also receive suggested revisions, in order to clearly and efficiently relay information to whom it may concern.
This service is imperative BEFORE plans are sent to an engineer, building department or cabinets/materials are ordered. Our goal is to review and revise before it significantly impacts and delays a project. Remodeling is stressful and expensive, so prioritizing the design phase will help mitigate issues during construction.

Assist Developers with development projects to maximize investment with floor-plan redesign, material selection, marketing and sales.
Detailed design proposal and agreement will include an itemized list of responsibilities and action items. Deliverables will be based on a mutually agreed upon timeframe.

If you've done your due diligence and hired your architect, general contractor and interior designer, but feel lost in how to protect yourself, we can help. Most clients are novices when it comes to remodeling or building a new home. They have alot of questions and the process can feel overwhelming. Hiring an Owner's Rep allows for a qualified professional to advise on the project and advocate on your behalf. "Too many cooks in the kitchen" only applies when the motivation is based on asserting personal opinions. More cooks can sometimes lead to a delicious meal because of a team effort!
First things first. How much help do you need? What is your scope of work? I have three design service levels to accommodate any size project or customer involvement.
Before we meet to discuss your project, there are a few items to address to make the most out of our initial time together. Although no design advice will be discussed, our goal for this meeting is to meet in person, walk through the space, and determine if we would be a good fit working together. Providing pictures of rooms and design features that you like, and a realistic budget investment you feel comfortable investing in the new space are great items to share during this meeting. With my background and expertise in the design/construction industry, I can design any space to a budget, so being able to share that amount range will help with my design and my guidance.
For a Design Consultation, an electronic invoice will be created and you can pay with a credit card at the completion of our time together. For a Residential Design Agreement, we work on an hourly basis, to allow for our customers to control their investment. We bill after Phase I, and then every two weeks in Phase II.
For projects outside of the 15 mile radius from Downtown Denver, a time/travel charge is applied to your invoice amount.
With a background in residential design and construction and a masters degree in real estate and construction management, my education and expertise in the industry allows for a fluid transition between the design phase and the construction phase. I have contractors that I can refer to the project, but am happy to work with a contractor that you provide, and will work with them every step of the way. They will have my contact information if anything unexpected arises on the project, and we will work together to create the space of your dreams.
You are not limited to using specific materials, vendors, or showrooms, but I do have existing relationships with vendors or showrooms that I prefer to use. I do require my clients to purchase plumbing fixtures from any reputable local plumbing distributor.
